Visiting & parking

Yes – free onsite parking is available for members and visitors, with 80 spaces in total. All vehicles must register for an e-permit on arrival, and permits are only valid while the driver is present at Waffle21. During busy periods we can’t guarantee availability. Waffle21 parking rules apply.

24/7 CCTV, secure key card entry, and our admin team on hand Monday to Friday, 9am till 4pm.

All visitors must register their vehicle on arrival. Visitors are the responsibility of the member they are visiting, and members must ensure their visitors follow all Waffle21 policies. Visitors are not permitted in the hot desk room at any time.

Private offices

Each office comes with a designated number of memberships attached. For example, if you take a private office that includes 3 memberships, you can have 3 named people working from the space. If you need additional space or memberships, our team will help you work out the best option.

Our offices come unfurnished, so you can set yours up exactly how you want it. If you’d rather not source your own furniture, we can offer a furnishing service – just ask and we’ll talk through your requirements.

Absolutely. Many tenants grow with us and move into larger spaces as their business evolves. You can see what is currently available in the building here.

Well-behaved pets are welcome in private offices. They aren’t permitted in the coworking or hot desk areas.

Coworking & hot desks

No – a standard hot desk can be booked for a single day, with no commitment at all.

Our Flex memberships (Flex Day and Full Flex) require a minimum 3-month commitment. After that they continue on a rolling monthly basis with 1 calendar month’s written notice, taken from your next invoice date.

Day pass: 8am–6pm, Monday to Friday.
Flex Day: 8am–6pm, Monday to Friday.
Full Flex: anytime, Monday to Sunday.

Day passes and Flex Day membership exclude bank holidays. Full details of each option are on our coworking and hot desk page.

Membership fees are payable monthly in advance by direct debit or credit/debit card.

No – hot desk spaces are for individual work only and must not be used for meetings or group discussions. Please book a meeting room, or use the private booths in the reception area.

No – only active members are permitted in the hot desk room.

Day pass: up to 1 hour use of Meeting Room 2, subject to availability.
Meeting Room 2: unlimited use for Flex members, subject to fair use and availability – up to 1 hour per booking for Flex Day members, up to 2 hours for Full Flex members.
Boardroom, Meeting Room 1 or Podcast Suite: free hours each month – 2 hours for Flex Day members, 4 hours for Full Flex members. Unused hours do not roll over.

We don’t currently offer storage for equipment, inventory or personal items.

No. A hot desk or coworking membership does not include virtual office rights or services. If you need a registered business address, mail handling or related services, you’ll need a separate Virtual Office package.

Meeting rooms & the training suite

We have three meeting rooms: Meeting Room 1 for up to 4 people, Meeting Room 2 for up to 3 people, and our Boardroom for up to 8 people. If you need something larger, our Training Suite is approximately 9m x 7m. You can see all of the rooms on our meeting rooms page.

Large screen TVs, a whiteboard, and WiFi internet access.

That depends on what you need. The training suite has a large screen TV with HDMI access, a whiteboard, tables and chairs. Flipchart pads can be supplied at an additional cost.

All meeting room bookings are made through the Waffle21 portal on ArchieApp. Flex Day members can book up to 3 days in advance; Full Flex members up to 7 days in advance.

We can supply refreshments and buffets. You can book a drinks station for your room with tea, coffee, juices and water, or have premium drinks served from our reception area. Buffets have a minimum order of 10 people. If you’d prefer to bring your own food, additional charges apply.

Virtual office

You’ll get a notification through our mailbox software when mail arrives. From there you can have it held for collection, forwarded to your physical address, or scanned and emailed to you. Forwarded mail is packaged securely by our staff.

Our virtual office service covers standard mail handling. We can accept parcels and packages, but these are charged at different rates – get in touch to discuss your requirements.

No. A virtual office gives your business a professional address and mail handling, plus optional meeting room use, without the expense of a physical office. If you do need physical space, take a look at our private offices and coworking options.

Bookings, payment & cancellations

All bookings are made through our website and booking portal. If you don’t have an online account, one is created for you automatically when you make your first booking.

All bookings must be paid for at the time of booking unless otherwise agreed. Provisional bookings are held for one week – if not confirmed within that period, the date may be released.

Yes. Cancellations must be made through your booking account, or by emailing hello@waffle21.co.uk for bookings not held in your account. Charges apply on a sliding scale: cancelled less than 41 days before the booking date – 30% of the total booking fee; less than 31 days – 50%; less than 15 days – 100%; less than 8 days – 100% including any catering. Catering numbers must be finalised 14 working days before your booking. Full details are in our Room Hire Terms & Conditions.
